WHAT IS

MY PROPERTY
WORTH?

There are two ways of looking at the value of your property

What is my property worth and what will it sell for?

Comparable Value

Comparable Value is the estimated worth of a property when compared with others recently sold similar in location, accommodation and to a degree presentation. This is merely a subjective opinion and ignores the value variables that can enhance the value of your property. Certainly, we look at this as a starting point and we would be happy to share this with you. It’s important to remember that to a home buyer, no two properties are exactly the same.

Market Value

Market Value is what a property actually ends up selling for, and this can be above or below the comparable estimation. Market Value can only be determined by taking the property to market.

Who should sell your property and what is the best strategy?

You have a multitude of options with agent choice, and that’s where it becomes confusing. Most agents have a reason why they recommend a certain approach to selling your home or marketing a property with a certain strategy.

Different suggestions and strategies may include;

  • Off market campaign
  • Auction
  • Fixed price
  • Price range
  • Fixed date
  • Private treaty
  • Expressions of interest
  • Sale by tender
  • Contact Agent

By the end of the agent interviews, you will be confused with conflicting advice and have multiple agents trying their best to persuade you to list your home with them. Remember, attracting a buyer is the relatively easy part. Understand by choosing the wrong agent that there is a hidden cost risk - you may undersell without even knowing it.

Securing the premium buyer under the best terms and conditions is not easy. We’re essentially suggesting setting up a business partnership so selecting the correct agent for your aspirations is critical.

How much should an agent cost?

That’s a tricky question, but look at it this way – you don’t actually pay an agent, until you are 100% happy with the result. A great agent should cost you nothing because you’ll end up with more in your pocket, and they will pay for themselves.

The best part of having Realestate Help manage the sale of your home, is it won’t cost you anything in addition to the agent’s fees.
