For our vendor, selling 1 Julie Court was about much more than achieving a strong result.
The goal was to upsize into a larger family home in Mount Eliza, providing more space and the right environment for their family’s next chapter.
Rather than treating the sale and purchase as two separate transactions, our strategy was to look at the entire property journey and make sure the two transactions worked together.
A key priority was lining up the settlement of the sale with the settlement of their new Mount Eliza property, providing the vendor with greater certainty and helping create a smooth transition between homes.

The property required some preparation before it was ready to go to market. Our role was to help the vendor identify the areas that would make the greatest difference to the property’s presentation and then coordinate the work required to get it market ready.
This included painting throughout the interior, pressure washing the roof, facade and driveway, a thorough garden clean up and professional property staging prior to launching the campaign.
We assisted with coordinating the trades and managing the preparation process, helping ensure the work was completed efficiently and to the right standard without the vendors having to manage every detail themselves.
The objective wasn’t to overcapitalise on the property, but to make the right improvements that would maximise buyer appeal, create a strong first impression and position the home to achieve the best possible result in the current market.
Campaign Positioning
The property was launched with a buyer enquiry range of $700,000 – $770,000.
The campaign was designed to generate strong early interest and create competition amongst buyers. The result was a successful sale in just 8 days!
The strong level of buyer interest gave us the opportunity to negotiate from a position of strength and focus on both price and terms that best suited the vendors’ circumstances.
The Result
The property sold for $807,000, exceeding the top end of the advertised buyer enquiry range by $37,000.
The most important part of the result wasn’t simply the sale price.
It was making sure the sale enabled them to move forward with their next purchase in Mount Eliza.
The Importance of Settlement Alignment
When a client is selling one property to purchase another, the timing of settlements can be just as important as the sale price.
An excellent sale result can still create unnecessary stress if the settlement dates don’t work with the purchase of the next home.
Our role was to help coordinate the two transactions and work towards aligning the settlement of 1 Julie Court with the settlement of the vendors new Mount Eliza property.
This gave the vendor greater certainty around their move and helped minimise the risk of being left between properties or needing temporary accommodation.
